The Queensland Building Boost grant, will it improve the Kilcoy Real Estate market?

Well there is some good news for people looking to build or buy a new home at Hedley Park Estate.  The Queensland government has extended the Building Boost Grant until the end of April, and perhaps this will also provide a boost to the wider Kilcoy real estate market and its surrounds.

 

What is the QLD Building Boost Grant?

It’s a QLD government incentive to help reduce your cost to build or buy a new home (a home that has not previously been occupied or sold as a place of residence).

 

Why is it offered?

The idea behind the grant is that a reduced cost to buy or build a house will promote housing affordability, and this will encourage more people to enter into contracts. This in effect will stimulate activity and employment in the residential construction industry (and every other industry associated with building a new house - think carpets, curtains, white goods, brown goods, landscaping etc).

 

What does this mean for you?

 It means that if you are thinking of building a home or buying an existing house and land package in QLD, then you could be eligible for a $10 000 grant, even if it is for investment purposes (ie rented out afterwards). If you are a first home owner, you may be eligible for $17 000 grant and reduced stamp duty rates.

 

What are the deadlines?

You must enter into a contract to buy an existing new home, or enter into a comprehensive building contract to have a new home built by 31 April 2012. If you can’t lodge the grant application by this time, there is the option to extend the lodging  up to 31 August 2012 by submitting a Notice of intention to claim form, although as stated above, the house or building contract must be entered into by 31 April 2012.

 

What to do from here to take advantage of this?

Building your new home: Simply choose your new lot from the land for sale at Hedley Park and contact Rob on (07) 5429 8366 to sign a contract on the land, then you can enter into a contract with a builder and lodge the QLD Building Boost Grant.

Buying a house and land package: Lot 36 and Lot 37 have new houses that qualify for the grant, contact Rob on (07) 5429 8366 to enter into a contract to purchase the house and land package, and then you can lodge the QLD Building Boost Grant.
